The Level 4, BOHS P405- Management of Asbestos in Buildings (including Asbestos Removal) qualification is the industry-standard course for professionals involved in asbestos management or those at risk of asbestos exposure. Delivered over four days, it covers key topics such as UK asbestos legislation, risk mitigation, and best practice for handling and managing asbestos.

The duration of the IOSH Managing Safely®️ course depends on the study method: 

  • When studied through in-house learning, the course is 3 days long.

  • When studied through e-learning, we recommend spending between 20 and 25 hours on the course.  Students have access to the e-Learning course for 12 months from date of purchase.

Our classroom course timings are 09:00-17:00 Monday - Friday.

The syllabus of the BOHS P405- Management of Asbestos in Buildings (including Asbestos Removal) course is divided into 4 sections: 

  1. Legislation 

  2. Management of Asbestos in Buildings 

  3. Asbestos Remediation 

  4. Role of the Laboratory/Analysts

Upon completion of the course, the candidate will:

  • Understand the legal framework and how it applies

  • Understand the different survey types and their requirements

  • Develop an action plan and properly manage asbestos

  • Identify appropriate asbestos remediation procedures

  • Understand the air monitoring required following asbestos remediation

The BOSH P405: Management of Asbestos in Buildings (including Asbestos Removal) course has a 3 part assessment:

The Practical Assessment 

This assessment tests:

  • The conversion of survey data into a building management action plan 

  • The thorough appraisal of contractor documentation and methods 

  • How to carry out inspections of an enclosure and hygiene unit both prior to works and post remediation 

  • An understanding of the roles played by the various parties including the client, contractor’s contract manager and supervisor, HSE Inspector/EHO, analyst and TU representative, etc and appreciate the pressures and demands on various parties during an asbestos removal project 

Written Examination 1 

This is an open-book examination comprising of approximately 35 (140 marks) short-answer questions illustrated by photographs and diagrams as appropriate to be answered in 120 minutes. 

The examination covers sections 1 and 2 of the syllabus.

Written Examination 2 

This is an open-book examination comprising of approximately 35 (140 marks) short-answer questions illustrated by photographs and diagrams as appropriate to be answered in 120 minutes. 

The examination covers sections 3 and 4 of the syllabus. 

The pass mark for both written assessments is 55%, with a requirement to reach at least 45% of the available marks in each section of the syllabus. 

Many who study the IOSH Managing Safely consider studying the NEBOSH International General Certificate. Being the industry standard for health and safety specialists, the qualification is also ideal for those looking to begin a career in health and safety.
